Frequently Asked Questions

Vacant Lot Owners

Vegetation on vacant lots needs to be controlled by spraying and/or or mowing to comply with the HOA covenants and city ordinance. The HOA has an annual maintenance program for the common area. If you would like to have your lot mowed or sprayed at that time for convenience or cost saving, please e-mail the board with your request so we can get your lot scheduled.

RV & trailer parking

There are restrictions on parking of RVs and trailers from October 1 to May 31. For information on see Section “2”, Paragraph “d” in the HOA covenants.

building permits, fences, sheds, etc.

Building plans must be approved by the Architectural Committee before building starts. Please see Section 1 of the HOA covenants.

rental property

Vacation Rental By Owner (VRBO) and other short term rentals are not permitted as set forth by the covenants. This type of a rental is considered a business. All lots are to be used for residential purposes only. Long-term rentals are acceptable. For information concerning this, please review Columbia Falls city ordinance 732, Exhibit A.
